The 6.7 acre site consists of a two areas: a narrow strip with approximately 1,400’ of riverfront bordering the east bank of the San Lorenzo River and extending along Ocean Street Extension. (Ocean Street Extension passes through a roadway easement on the north end of the property and continues along the river to a locked gate at Paradise Park father north.)

To the east of the pavement at the north end, a second portion of the property, (about 4 acres) extends up a steep bank to a flatter area which is bordered above on the north by the Cowell Showground open-space property and on the east by a subdivision accessible by Mosswood Court from Graham Hill Road.

The parcel is zoned RA 2.5. (Residential-agricultural - 2.5 acre min lot size.)

Two-panel solar water heating panels are roof mounted. a 120 gallon storage tank in Mechanical Room serves domestic hot water system and hydronic heating system fan coils.
Wood stoves on each floor with tile hearths and wainscots provide backup heating.

The west face of the structure abuts the 40’ Right-of-way easement for Ocean Street Extension.
16’ x 9’ High Matching Concrete Retaining Walls and Curbs extend each way from the Garage and Entry to provide a total of four on-street parking spaces.
The water supply well, wellpump, and pump controls, are inside the Entry Storage area under the Tram Stair.
A split-redwood stairway extends from the Entry to the upper area.

South Garage/Workshop (1,000 square feet) and Six Off-street Parking Areas
(Common Area -- Phase 1)
A two-car, two-story and Workshop Building and the additional required off-street parking located at the southwest end of the property between Ocean Street Extension and the river.
A common entry door and a roll up garage door provide access.
The second floor Storage & Workshop is elevated above the 100-year flood level.
It contains no bathroom facilities and will serve as a workshop/studio and for farming activities in conjunction with the adjacent orchard.
A 3’ wide sidewalk around the building extends outside storage space.

Utilities and Other Site Improvements
( Common Area -- Phase 1 )
  1. Water Supply
    1. A drilled well enclosed under the Main Entry (static water level at ~70’) provides >15 GPM production. Discharge is through a 4” Line to the tank.
    2. A 5,000 gallon capacity water storage tanks located at the southeast high point of the provides domestic water for both homes and for fire protection.
  2. Fire Protection
    1. The building construction meets the fire resistive requirements of the County as directed by CDF.
    2. The residences are be fire-sprinklered. Gravity water supply pressure from the storage tank to be augmented with a booster pump for Hillhouse.
    3. The water storage tank is to be piped in such a manner that 4,000 gallons are reserved so as to be available only for fire suppression.
    4. A wet hydrant 4” fire department connection is installed at the Ocean Street Extension level for fire supply from the storage tank.
    5. A dry standpipe fire department connection, installed at the Ocean Street Extension level supplies a hydrant located on the flat within 150’ of residences.
  3. Sewage Disposal
    1. Each residence has a 1,500 gallon septic tank and a separate leach field.
    2. Both be basic leach line are and the expansion area are installed for each dwelling.
      (Testing by the County completed in the winter of 1996-97)
  4. Access
    1. Tramway
      An inclined tramway will extend from the Entry adjacent to the North Garage to the Upper Landing at the edge of the bluff. Total rise is about 72’ -- the tramway length 118’.
      (This 6-passenger tramway is similar in size, construction and operation to the existing tramway at the Shadowbrook in Capitola.
    2. Stairway
      A six-flight stairway, with a benches at landings, is inset into the slope adjacent to the tram.
  5. Drainage
    1. An interceptor line and associated brow ditch will collects storm water sheet runoff and conveys it to energy dissipation pits beyond the roadway.
    2. Roof runoff from both dwellings is conveyed by an 8”>12” line to riverplain.
  6. Vegetation and Ground Cover
    1. All trees (such as the five large firs) which were removed for safety or access were milled on site and the lumber used for construction.
  7. Power Supply
    1. The Principal Residence,and Accessory Dwelling are each served by 100 ampere underground service connections from a PG&E service entrance pole.
    2. The tramway power and garage and entry lighting is served through a check meter installed in the Accessory Dwelling Mechanical Room.
  8. Propane Supply
    1. A 500 gallon storage tank supplies each dwelling through separate meters.
